(Dallas, TX - April 14, 2008) The Milwaukee-based United States Bowling Congress, represented by Brett Campbell and Andrew Beckman of Glacier Commercial Realty, purchased the former Raytheon building at 621 Six Flags Drive in Arlington from Holt Lunsford Commercial for an undisclosed amount. The City of Arlington has not seen a single tenant purchase of this size since Steve Shrum, also with Glacier Commercial, represented Texas Health Resources for a 301,000 square foot sale on Ryan Plaza Drive in Arlington in 1994, according to CoStar.
The 103,772 square foot class A, single tenant building sits on 6.4 acres and will anchor a much anticipated international bowling campus, a joint venture between the United States Bowling Congress and the Arlington-based Bowling Proprietor’s Association of America. Negotiations are underway for a small parcel that separates the purchased property and the Bowling Proprietor’s Association of America’s headquarter property. Once the site is complete it will be a pedestrian-friendly, nine-acre campus that includes a $3 million, 20,000 square foot-international training and bowling testing facility and possibly even the Bowling Hall of Fame, which is currently in St. Louis. The United States Bowling Congress will move from Wisconsin later this year and bring roughly 230 jobs to the area.
John Berglund, Executive Director of the Bowling Proprietor’s Association of America said this about the team: “Brett and Andrew’s knowledge of the subject property, the Arlington office market and experience in the politics of negotiation is unsurpassed,” said Berglund. “I was in real estate before my time with the BPAA and I have never worked with finer real estate professionals.”
“When I first set foot in John’s office on a cold call I mentioned the property next door and the value it could have to a single tenant. It truly was great timing. Working with two great organizations like the BPAA and the USBC on such a unique deal has been both challenging and very exciting.” said Campbell. Regarding the Arlington market, “Our mentor and friend Jerry Fults pounded into our heads that we should learn a specific market inside and out. It is a philosophy our firm carries today. Glacier Commercial Realty has deep roots in the markets on the west side of DFW Airport. It is mostly because of Brett’s deep knowledge of the market that gave us this opportunity for our firm”, said Andrew Beckman, Co-Managing Partner of Glacier Commercial Realty.
